Common Water Heater Problems

No Hot Water: Generally speaking, there are two types of water heaters: gas and electric. If you have an electric water heater, then your problem maybe that the heater breaker has tripped. Check your breaker box and see if the problem can be fixed with the flick of a switch (literally).
If you have a gas water heater and you have no hot water, it is likely that the pilot light has gone out. You can try to light the pilot light yourself, or you can call a serviceman to light it for you. The best part about getting a serviceman is that they can give your water heater an inspection and tune up if necessary. This is important because you don’t know why the pilot light went out in the first place: it could be due to a larger problem.
Leaks: If you notice a water leak at the bottom of your water heater then it probably means you have a crack in the internal water tank. When this happens, you will need to have the water tank replaced. If the water leak is near the top of the water tank, then it could be due to poorly fitting plumbing parts. In this case, it is possible to repair the failing parts; however, if your water tank is quite old to begin with, it might be worth it to have it changed rather than keep repairing it.
Luke Warm Water: As your water tank ages, its ability to deliver hot water may be comprimised. This is predominantly due to sediment or calcium build-up inside the tank. In some cases, it’s possible to flush out the tank and remove the sediment. In most cases, especially if your tank is already over 10 years old, it might just be better to replace the old the water tank with a new one. Another problem that results in luke warm water is that the thermostat is broken. A water heater thermostat can be repaired or replaced.
